Something I've been playing with is texture change stuff and so I took a chair I found in open sim an a script from outworldz.com and some textures I have and POOF a chair that you can change the textures on the cushion. There are 12 different textures to choose from to suit whatever your décor is and it's free, full perm and waiting just for you! This is a picture of the replica of the home I grew up in here in Pennsylvania. We had a huge farm house to live in and lots of freedom to roam wherever we liked. This beautiful treehouse / hut village is ready and available for all with the approval of the friend that I built it for. There are five huts with decks and ground to deck teleport access. Howdy folks!!! One of our new grid members wanted a house that was very open, so with that thought in mind I created this house for her, however I'm making it available to anyone who would like it. This house features a built in fireplace, split levels, spiral stairs, decks, recessed ceiling lights (touch light), sliding doors and a carport. The build is pretty much all prim so it will be easy to modify and the mesh parts can be resized and re textured to your liking. It is full perm and free here at our mall, stop by and check it out. Well, I couldn't really make a Douglas Fir and NOT decorate one for an old fashioned Christmas, Decorated with gold tinsel and red, white & green plaid bows, old fashioned decorated ornaments and multi colored lights with a big star at the top takes me back to my childhood days. This is my latest build and I think one of my personal favorites, a one room luxury cabin with a raised floor for the Kitchen Area, high rise ceilings with large open front, back and side windows to let in all that beautiful sunlight and to just enjoy nature while snuggling next to the built in fireplace. It has carved wooden doors and decorative shutters and simple 4 pane windows and log door frames. This cabin would be gorgeous in any forested or mountainous setting. It is partial mesh but it can be retextured and it is copy, mod, transfer; it has a land impact of 34 including the doors and built in fireplace that has a warm crackling fire going. I had this townhouse out at the mall and did not realize I had forgotten to put a sales box with it. Today I made that discovery and well, color me embarrassed. Today has been a busy day at the mall as not only have we opened our new Magic Shop, but I got a little creative and made these Owl Lamps. I had gotten a lamp that was labeled "Owl Lamp" it turned out to be a Peregrine Falcon lamp, so I corrected the name on that one and made two, what I think are, really cute owl lamps with my favorite bird perched atop a tree and the moon providing the light. There are two versions, one with the owl facing front, and the other from the side and there are duplicate table versions as well. I have all four of them boxed up and waiting for you in the Living rooms Department in our Furniture section of the mall. I just finished this build and while it was intended to be a sort of a temple it ended up being something that can be used for anything. It could be an archive, a library, a temple, a synagogue, a church, a shop, a warehouse, the possibilities are endless. The New Best Friends Pet Center (and mini zoo) is now open for all who would like to visit and maybe find your fur-ever friend. One of my grid members said she loves wattle fences, but could not find any that didn't "flicker" so I built one and I'm making it available to everyone. It is mesh so it is resizable, it can be re textured, and it is copyable so it is CMT. You can find it here at the mall in our Garden Department.

Another flower that I love that I've not seen in Opensim is the Fuchsia, they're so pretty. Well I took a shot at making them and the original basket was over 900 prims but I fought with Blender and got it down to 39, which is still primmy but not so bad when you see the detail involved, and they make a great decoration for a porch or balcony or even in a window. I put them in a hanging basket and you can find them at the greenhouse in or garden center here at the mall. They are C/M/T and free, stop by and get your basket. Blessings and much love, Lavia

After building the glass house, it gave me an idea, a log home. This log home is partial mesh and partial prim the mesh is modifiable only in that you can re texture it. It has large glass windows to provide a beautiful view, a built in fireplace, cedar and tile floors, spiral steps, carved wood doors and stain glass windows and beautifully carved wood baluster for the kitchen area and a acacia wood and stained glass baluster for the loft. It's a home I could live in for sure. It's full perm and free here at the mall and you will find it next to the "Ancient Builds" which is listed on the Kiosk Teleporter. It's finally completed, the Lavine Mansion!! Inspired by a wonderful friend and amazing builder/creator/designer Koshari Mahana, I decided to create my own mansion borrowing a few ideas from one of her builds. This mansion has all the charm of the Victorian Era, with downright "royal" beauty. It has a huge kitchen area, dining area, study or Livingroom and a sunroom or garden room washroom/bathroom on the first floor, the 2nd floor boasts 5 bedrooms and a large bathroom, the 3rd floor has 4 guest rooms or dorms for visitors and the 4th floor is all attic space. You really have to see this beauty to appreciate the time, effort and detail put into it. It's only drawback is it has a land impact of 812, but it's worth every bit of it. There is one small porch on the front for the 2nd floor and two much larger porches on the back of the house for the 1st floor and 2nd floor. I searched high and low for the elemental guardians and could not find them so I guess they went the way of anything else captured in the machinations of Opensim. So I shopped and shopped and then I shopped again until I finally found just the right statues, took them home, tore them all apart, and created my own elemental guardians. Earth, Water, Air and Fire are ginormous angelic guardians of the elements and I created them for an Fantasy themed region that can be used for RP'rs if they like. This beautiful New Christmas Cactus comes in a Christmas Planter which can be resized to suit your needs. I've always loved the Christmas Cacti and the blooms are just so beautiful and delicate. One of my mother's favorite flowering bushes was the Forsythia with it's bright gold flowers and lime green leaves she often cut a few branches and put them in a vase of water on the dining room table, it was simple but very pretty. So I decided to make a Forsythia bush and make it available to all who would like one, it could make great hedges or privacy walls, it's mesh and resizable and only one prim. PS I upgraded the bush to be totally 3D which is more prims but well worth it for how pretty it looks, it's now 10 prims instead of 1 but the first one looked cheep this one actually looks real.

I'm reposting these two trees, a Wichita Juniper with berries and a Douglas Fir because after fighting with blender all night I managed to get them from 10 prims down to 3, (May be much higher in ubODE regions). The original load, I guess was too much so I had to break it down into parts and re do it about 3 time before it finally loaded like it should but by golly they're here, they're beautiful, they are nice and full, and they are full perm and free, waiting for you so they can help make your region(s) gorgeous. I am adding scripts to the furniture that will allow you to store your items like clothing, shoes, jewelry and just about anything you want for your role play enjoyment, but you don't have to use this furniture for immersive RP you can use it as a secondary storage for your favorite outfits and other things you need quick access to without searching forever in your inventory for them. This beautiful Pillar House was specially built for a dear friend's region to accommodate a people in her RP story. I am also making it available to others in Open Sim who would like it for their own regions. It features 3 levels, the first level being open for comfy outdoor activities like picnic or just lounging, the 2nd level is nice for living and cooking space and the top floor is for sleeping and bathing. It has a wrap around porch and is constructed of granite in various colors, polished brass and beautiful dark wengwood. Constructed to last many years, theoretically, of course. I build this for a friend, a tree hut with a deck and a log bridge in between. It is not yet available at the mall but will be soon enough. It is small though the tree is big and the deck is a good size for dances and such. Access from the ground is via a teleporter. Another sleepless night produced this beautiful pyramid with a reflecting pool and Sphynx (which isn't my build but it worked perfectly). Inside there is a huge room and a kind of a mini palace compete with statues, floor lamp torches, pillars and thrones. It turned out better than I had hoped it would and I hope you will enjoy it and use it for your "ancient" or "Egyptian" build. It comes complete with trees and statues and is the perfect addition or center piece for any ancient or even sci fi fantasy build. You can find it here at the mall in our "Ancient Builds" department. One of my very favorite flowers is the Gladiolus, and I haven't really seen any anywhere in Open Sim so, I got busy and did my best to reproduce my beloved flowers here in virtual so I can share them with everybody else. Some New items at the Star Jinn Palisade Mall, our shopping region. A full Kitchen and Dining set complete with a working oven that has a light, exhaust fan and working broiler drawer and oven rack. The sink has a functioning dishwasher and the washer and dryer can be turned on and off with a simple "fade" command. I had this ad up sometime back, and I thought I'd run it again. This is Lavine Mansion which I was encouraged to make after I accidentally got a copybotted version of a friends creation. I wanted a mansion very much and one that was beautiful and had a Victorian flare to it, so I built one and there is nothing more gratifying that building your own. This mansion has a huge living room, dining room, kitchen, great hall, sun porch and patio as well as a total of 10 rooms and a full attic which could be modified to add more rooms. It also has a cute little balcony on the front and is encased in red brick with concrete fancy molding and a cinder block foundation as well as black cast railing and large concrete pillars. Taking the Wattle fence a step further, I used some morning glories from T-Spot, some trees and bushes from Flora and some flowers I made as well as the fence and the bird house and created a pretty and relaxing summer scene to add to your region if you like.
